In Attica, prices range from 8.5 to 15.5 euros per square meter. The lowest average asking prices per square meter for student accommodation are in Nikaia, Patision – Acharnon and Kypseli, while the highest prices are in Kolonaki – Lykavittos and Koukaki – Makrygianni.

According to the same data, the largest increase in Athens was in the metropolitan area, which increased by 21.6% compared to last year, followed by Athens City Centre, which increased by 19.1%, Pagrati, which increased by 17%, and Kipseli, which increased by 16.2%. Thessaloniki also saw a 9.4% increase in student housing prices. However, in other parts of Greece, prices are rising. Compared to last year, the increase was 11.3% in Heraklion, 10.3% in Larissa, 10.7% in Patras, 16% in Chalcis, and 10.4% in Komotini.

Private “fireplace”

The student housing problem is very serious, caused by the lack of the necessary number of public student housing and the unsuitability of some of the student housing that exists throughout Greece. In recent years, given the lack of real estate, real estate companies have rushed to fill the gap, redeveloping old buildings and hotels in urban centres such as Athens, Thessaloniki, Patras, Komotini, Chios, Heraklion, creating private “homes”.

The price of these stoves depends on the apartment – room 15-25 sq. m. (furnished) – it ranges from 450 to 650 euros per month, i.e. 20%-30% more expensive than a standard student apartment, and this price includes services and bills (such as security, electricity, water, heating, internet and access to common areas and possibly even a gym). These apartments are also available furnished, but in some cases they can be rented out during certain months of the year. However, the number of such properties across the country is still small and certainly cannot satisfy all existing demand.
