«This was a project that no one believed in. Everyone told us it would never exist.», exclaims Sretchko Markovic, architect of the reconstruction of the Paris Pleyel Business Resort and the Pleyel Tower. This former office building, 130 metres high, has been a landmark in Seine-Saint-Denis (93) since its construction in 1973. No one would have believed that it would give life to a four-star hotel.
It all started in December 2008, at the height of the subprime crisis. The company Financière des Quatre Rives (FQR) purchased one floor of the tower on behalf of Pleyel Investissement at an attractive price. Then, between 2008 and 2015, all the homes were acquired step by step. This was a long task when we know that the tower has 54 co-owners and 900 plots, more than 40 floors. FQR is very special: in addition to being served by Line 13 (Carrefour Pleyel station), Since Monday, the tower is also served by line 14 (Saint-Denis Pleyel station)In addition, the upcoming Olympic Games in Seine-Saint-Denis are expected to attract a large influx of tourists to the hotel: the International Olympic Committee (IOC) has already booked 500 rooms.
Goodbye rusty concrete towers
«We reorganized the co-ownership. The original idea was to convert it into housing, but it was too complicated. The sector is increasingly short of hotels and needs an additional 5,000 rooms.», Boris Litty, general manager of Financière des Quatre Rives, piloted the project on behalf of Pleyel Investissement, the owner of the complex, during an end-of-construction inspection. The H4 by Wyndham Paris Pleyel Resort, with nearly 700 rooms, makes up part of the deficit. It is the first installation in France of the German brand H-Hotels. The hotel building’s rooms range from 21 to 129 square meters, with the presidential suite located on the highest floor.
Previously, the Pleyel Tower turned its back on residents. You had to go around the building to enter it. Now, the rusted concrete tower has been replaced by a restored tower covered in a white aluminum shell and turned into an annex that, like a kaleidoscope, overlooks the Place Pleyel and even reflects it, “Providing depth to the tower», according to Srejko Markovic. Behind the historic tower a new tower was built, which houses a 10,000 square meter conference center and a restaurant with more than 370 seats. Pleyel Tower has a panoramic pool on the 40th floormore than 130 meters high.
«This verticality is difficult to understand. Rooms are often located in corners, making it difficult to standardize spaces and furniture.“, explains Axel Schoenert, interior designer for the hotel and conference centre. The tower is slightly pyramidal in shape, with its core off-axis, providing a different surface for each floor. The furniture was therefore designed to measure. The head of a famous pianist is painted on each door, echoing the history of the area, as the tower is built on the site of the former Pleyel piano factory. The opening is expected on July 8.
