A historic but renovated property on one of Hoboken’s most sought-after tree-lined streets became the most expensive listing of the year and sold in record time.

Christie’s International Real Estate announced that its office recently completed the sale of a Hoboken single-family home located at 1024 Garden Street. The property was listed at $3.3 million and ultimately sold for $350,000 over the asking price and was on the market for just five days before the record-breaking transaction was completed.

The Garden Street property has 11-foot ceilings on the living room level, original trim, and a much larger backyard than the average for the area thanks to a 21-by-100 lot.

The brownstone has six bedrooms and four and a half bathrooms, with four floors of living space and a basement. Christie’s International Real Estate attributed the record price to the efforts of listing agent Kaja Bolton, a real estate agent associate.

“We spent a lot of time staging and remodeling the townhouse before it came on the market,” said Bolton, who is a member of the prestigious Masters Circle of Christie’s International Real Estate’s finest sales associates. “We wanted to present the property in the best light possible.”

The Garden Street property has been viewed by more than 70 individual groups, according to International Real Estate Group.
Hoboken and Hudson County remain sellers’ markets. The property at 1024 Garden Street was purchased in 2019 for $2.9 million and has appreciated 24.4% in five years for the seller.
