At the beginning of the next academic year, the Bratislava real estate market will face new challenges. Due to the reconstruction of student dormitories, the accommodation capacity for students will be reduced. The National Association of Real Estate Agents in Slovakia (NARKS) and the management of the Academy of Fine Arts (VŠVU) and the Academy of Performing Arts (VŠVU) have expressed their concern about this. Together, they are preparing commercial rental offers for apartments and houses for students.
The two art schools expect that around 500 students will not be able to stay in the dormitories under the current circumstances. This has prompted them to look for alternative solutions. Rentodo, a company that provides rental insurance for students and apartment owners, and real estate portal Domire have also joined the joint project.
“Students have been part of the rental market for many years, but the property market has never had such a comprehensive offering for student rentals,” commented NARKS President Ján Palenčár.
The association further revealed that cooperation in the field of student rentals includes educating real estate agencies and property owners, preparing specialized rental agreements with law firms, developing the rules of rental relationships or modifying and extending insurance conditions. The software of real estate agencies will also be modified to include the possibility of marking apartments and houses suitable for student rental, which will then be searchable on the Domire.sk website.
“We strive to provide as many options as possible for students to choose alternative housing options outside of traditional residence halls. We welcome NARKS’ willingness to be part of this solution and help prepare the steps,” said the Rector of VŠVU Bohunka Koklesová. According to her, other universities across Slovakia will also be able to take advantage of this cooperation
“When negotiating student accommodation with our real estate market partners, one of our demands was a price per bed that would be comparable to that of a dormitory. We managed to agree on that as well.” VŠMU Rector Martin Šmatlák added.
