At one point, he was offered a verbal price of $1.65 million. But he didn’t follow through. “I was like, ‘$1.8 million down to $1.65 million? No way’ … I made some mistakes.”

“I think it works. I think it’s funny. I think it’s cool,” he said. “I got the billboard for free… I made something. But does it work? I don’t know how long a piece of string is? Sometimes you cut your string a little bit shorter… Who knows? I tried.”

Mr De Sousa said he had mistimed the sale and should have sold before the Reserve Bank started raising interest rates and when house prices were close to their peak. Melbourne’s median house price for the June quarter was $1,069,000, 2.3 per cent below its December 2021 peak, according to Domain data.

Ultimately, De Sousa hired “the hippest agent he could find” — Collins director Christian Gravias — to complete the deal. Gravias said De Sousa’s anti-real estate agent comments and skits didn’t bother him.

“I totally understand his vision, I really do. I just don’t think his ideals are wrong, I just think … it takes a little bit of finesse to actually execute,” he said. “The property really can sell itself and I understand what he’s trying to do in terms of marketing, but sometimes when you’re a seller trying to sell your own home, you’re so close to the property and in some cases, you can be caught off guard.”

Gravias said the final sale price was close to the actual value of the home. “It’s a breakdown of similar sales, comparing what items sold for, and that’s the value of the property.”

Morrell and Koren senior buyers agent David Morrell, who has long advocated for selling without a sales agent when possible, said getting the right price for a property was the most important factor in getting a deal done.

“The closer you are to the city, the harder it is (to price a home) because homes are all unique,” he said. “Each property has its own DNA, and that’s one of the problems (sellers) have when it comes to pricing. So how do they reach customers?”

Morel said De Sousa’s target price could be achieved through a traditional auction.

Despite accepting Gravias’ help in selling the home, De Sousa stood by his previous comments and insisted that the homeowners could sell their own homes.

“It was a weird job, and I still think it’s a weird job,” he said. “Don’t do the stupid things I did. Apparently, anyone can do it. Selling a house is easy, but make sure you do all the hard work.”
