With rents rising, citizens looking to rent or buy a home at an affordable price are falling into the trap of scammers.

Scammers also target students who are looking for a home, posting ads for suitable properties to rent or sell, then taking the money as a “deposit” and disappearing.

Mesut Güleroğlu, Chairman of the Board of Directors of IZEKO, said that many people have recently become victims in house sales and rentals and stressed the importance of the authorization certificate.

Stating that people should be wary of those who claim to be real estate agents without a certificate of authorization, Guleroglu said, “The Ministry of Commerce has taken important steps to combat those who deceive citizens by posting house advertisements on websites or social media. Therefore, the conditions for becoming a real estate agent have been determined, and it has been stipulated that a certificate of authorization is required to practice this profession.” Without this document, people cannot work as real estate agents, but shopping without asking can lead to fraud, especially since Izmir is a student city. They advertise houses for rent at affordable prices, and in return, they take the deposit and disappear. “Because of this, citizens can be taken away.” Those who use “structure” at the end of their names on house listing websites or try to impersonate construction companies to act as real estate agents have become victims,” he said.

“Real estate agent’s authorization certificate should be checked”

Speaking about what citizens should do when looking for houses for rent or sale on websites, Guleroglu said: “It should be checked whether the relevant company has a certificate of authorization by visiting the real estate agency website and checking with the Ministry of Commerce. If there is no such document, neither the deposit should be sent nor the phone call should be made. From Malatya, for example, “Most Giresun students who are admitted to a university in Izmir start looking for a house by looking at the photos of the houses. The websites show that they are of very high quality, look beautiful, and the rent is cheap. If there is an award somewhere, our citizens should also pay attention to this.”

“Home purchases should not be made via social media”

Mesut Guleroglu expressed his opposition to citizens making purchases through social media ads, saying: “Every real estate agent has a website. Those who are engaged in real estate or property business need a certificate of authorization to publish advertisements on their website. Similarly, those whose companies do not have this document can defraud citizens in this way.” “We have encountered situations in the Buca region of Turkey where houses worth 1 million 800,000 or 2 million liras are advertised as 800,000 liras. Citizens need to compare and act with caution,” he said.
