Muscat: The Ministry of Housing and Urban Planning has achieved remarkable results in its first year, laying a solid foundation for Muscat’s premier urban development project, Sultan Haitham City. Launched on 31 May 2023 at Barakah Palace in Muscat, the project has reached a number of major agreements for the development of a total of 6,986 residential units. These agreements mark a strategic commitment to urban development and innovation, highlighting the city’s vision for a sustainable and vibrant future.

One of the flagship agreements was signed with Al Siyabi International Group for the development of District 10 (Hay Al Wafa). This ambitious project involves an investment of SAR 208 million and will see 1,644 homes built on a vast land area of ​​770,137 square meters with a built-up area of ​​415,860 square meters. In the first year, 513 units have been sold in Hay Al Wafa Phases 1 and 2, reaching 78% sales in three months, marking a major milestone in the development of Sultan Haytham City.

Another notable agreement was the one signed with Dream Villa Development for Block 6B. The project, with an investment of 6.6 million riyals, has a land area of ​​33,579 square meters, a built area of ​​20,005 square meters and a total of 47 homes. Impressively, 10 homes have been sold in just one month of sales, reflecting the strong demand and confidence in the project.

Rumman International will develop 12 B&A Blocks, involving a massive investment of 204.9 million riyals. The project will include 1,001 residential units spread over 378,307 square meters of land with a built-up area of ​​409,794 square meters. The agreement highlights the scale and ambition of the residential project in Sultan Haitham City.

To significantly increase the city’s housing capacity, ASAAS will invest SR184.2 million in the development of Block 8. The project will include 1,333 residential units, covering a land area of ​​451,963 square meters and a built area of ​​368,449 square meters. The development is expected to significantly improve the city’s landscape.

Sarooj Construction has been commissioned to develop Block A13 with an investment of SR31.6 million. The project will include 287 residential units, with a land area of ​​86,053 square meters and a built area of ​​63,192 square meters. The agreement further enriches the housing options within Sultan Haitham City.

Adrak Developers LLC will be responsible for the development of Block 12D with an investment of 38.7 million riyals. The project has a land area of ​​56,166 square meters, a built area of ​​77,559 square meters, and a total of 339 residential units. The development is expected to make a significant contribution to the city’s residential landscape.

In line with the grand vision of Sultan Haitham City, Al Ahly Sabbour Developments will develop Blocks 12C, 12E and 12F with a total investment of 439 million SAR. The massive project will include 2,219 residential units on a land area of ​​420,864 square meters and a built-up area of ​​879,247 square meters.

Finally, the investment in Block 6A developed by Tibiaan is 13.4 million riyals. The project covers an area of ​​58,181 square meters and has a total of 116 residential units with a construction area of ​​31,543 square meters. The agreement reflects the diversity of residential projects in the city.

The first phase (2024-2030) of Sultan Khaitan City is planned to cover an area of ​​7,045,455 square meters, with a capacity of 50,091 people, 9,924 housing units and a construction area of ​​3,510,571 square meters. The master plan of Sultan Khaitan City covers an area of ​​14,800,000 square meters, with 20,000 housing units, a total living capacity of 106,463 people, and a large green area of ​​2,900,000 square meters, including a 1,640,000 square meter central park and creek.

Sultan Haitham City has set a precedent for urban development in its first year of operation, with strategic investments and large-scale residential projects expected to change the urban landscape of Muscat.
