The new 30,000-square-foot environmentally friendly facility will be combined with approximately 20,000 square feet of planned retail, dining and amenity space to form the anchor of Advance Realty Investors’ redesigned headquarters campus, “Bedminster Village Square.”

The new headquarters is expected to be completed in early 2025.

The recent groundbreaking ceremony was attended by Bedminster Mayor Lawrence Jacobs, Somerset County Commissioner Shanel Robinson, principals of Advance Realty Investors and Freshpet, and other city officials and dignitaries.

“The greatest thing a company can do is build a new building and a new corporate headquarters,” said Peter Cocoziello Sr., founder and CEO of Advance. “First of all, it represents their future – they believe their future is bright, and they built a new building here. It’s certainly very special to be working with this company, and we’re excited to be working with you. We wish you all the best with this location.”

Freshpet has manufacturing facilities in Bethlehem, Pennsylvania, and Ennis, Texas. After careful consideration, Freshpet selected Bedminster as the ideal new home for its approximately 100 team members and their pets.

“As our company grows and the way we work changes, we are working hard to create an environment that encourages better teamwork while being closer to our technical base at PA Kitchens,” said Billy Cyr, CEO of Freshpet.

Scott Morris, co-founder of Freshpet, added, “We are excited to break ground on our new global headquarters in Bedminster. The location is conveniently located with easy access to major roads and a beautiful environment that aligns with our commitment to a balanced work-life experience. Advance plans to add retail and amenities to create a vibrant and supportive campus for our team. We thank Mayor Larry Jacobs and other township and Somerset County officials for their warm welcome, which solidified our decision to locate Bedminster as our new headquarters.”

Designed by 2023 AIA New Jersey “Architect of the Year” Nancy Dougherty, managing partner of Short Hills-based Studio 1200, Freshpet’s corporate headquarters will complement Bedminster’s inherent charm and character. The building will incorporate key environmental features, including the use of healthy materials and renewable energy, electric vehicle charging stations, and innovative energy-saving measures.

Alex Cocoziello, Chief Investment Officer of Advance Realty Investors, said, “While the office market is still recovering, this project demonstrates the importance of providing office locations in areas with convenient access to modern amenities and services. Through our redevelopment efforts, we are creating an environment that meets the needs of today’s workforce, helping to attract top talent and attract leading companies like Freshpet. We are excited to welcome them to Bedminster and believe they will have a positive impact on the community.”

In addition to the Freshpet headquarters and new retail component, Bedminster Village Square will provide extensive additional landscaping and pedestrian pathways to connect to the extensive hiking and biking infrastructure of Bedminster’s open space network.

In conjunction with this project, Advance also plans to enhance the existing 87,000 square feet of office space on campus through advanced renovation and design strategies to foster modern innovation and collaboration in an attractive office space.

“We are pleased to be working with Freshpet and the Town of Bedminster in our shared commitment to supporting local economic growth and contributing to the broader community,” said Cocoziello. “Our combined efforts are designed to create a more vibrant and sustainable environment for all involved.”

Jeff Garibaldi Garibaldi Group represented Freshpet. ConnectOne Bank provided construction financing. Gladstone Design, Inc. provided civil engineering and site design, and Iron Hill Construction Management served as general contractor.
