Jim and Andrea McGuirk have applied for planning permission to convert the building on Flixton Road, in front of Flixton Girls’ School, into a residential dwelling.
The abattoir, located behind a row of terraced houses, originally served a butcher a few hundred metres away, which later closed and was transformed into a sandwich bar and deli with indoor and outdoor seating.
For more than 20 years, the building was used as a warehouse for McGuirks’ loft conversion business.
A planning statement on Trafford’s online planning portal said: “The building is in a poor state of repair and the proposed works will make efficient use of an under-utilised building and improve the appearance of the site and wider setting.”
Planning documents suggest retaining the building’s 500-square-foot footprint and lower walls and adding half-bedroom windows to the front roof of the two-story home.
This will result in a two- to three-bedroom unit with a total interior area of approximately 800 square feet.
The planning statement continued: “The abattoir was in a poor condition and had protruding external walls which reduced the stability of the building.
“The plans propose to lower the height of the property, thereby removing the projecting wall sections, replacing the roof and installing dormer windows on each roof pitch.
“The project will reuse existing materials where appropriate and introduce new materials that fit in with the architectural form of the main building.
“An existing circular window will be repositioned to the south elevation and overall the transformation will ensure the development respects the character of the existing property.”
