After the fire destroyed the historic pub, it rose from the ashes and now, one of Perth’s oldest and most iconic pubs has hit the market and is expected to fetch a high price.
The pub, which reopened in 2016 on James Street in a striking white and grey palette, is arguably Perth’s best pub refurbishment, says CBRE agent Ryan McGinnity.
The Guildford Hotel has opened.
“The property provides a steady income of approximately $945,000 per annum, 90 per cent of which comes from one of Australia’s leading hotel operators, Australian Venue Co, under a long-term lease agreement that expires in 2042,” he said.
Mr McGinnity said the pub’s prominent location on 5300 square metres of land offered a new buyer room for future development, with approval for a fresh food grocery store, as well as a number of retail outlets.
The Guildford Hotel hasn’t served a beer in eight years since the fire destroyed the heritage-listed building, causing an estimated $1.5 million in damage.
The hotel lay derelict until 2014, when the Heritage Council of Western Australia approved a partial re-roofing of the pub and the state government funded the construction with $100,000, after which restoration work began.
The history of the Guildford Hotel is incorporated into the restored hotel, retaining original tiles, fireplaces, doors and windows.
Massive eucalyptus roof beams and charred prisoner-made bricks also feature in the refurbished hotel, which also has a beer garden and an upstairs bar with a retractable roof.
The hotel reopened in 2016, with Governor Colin Barnett cutting the ribbon on the 1886-built hotel, marking the end of a long and drawn-out restoration process.
