First-home buyers missed out on this Heatherton home. The new owner will only stay there temporarily

Village Real Estate auctioneer Huss Saad said he didn’t expect any bids 124 Eleanor Street He was pleasantly surprised when the buyer from Kilmore made an offer on the unrenovated property.

The home passed in at $1.1 million but sold to the buyer after auction for that price. It had a price guide of $1.1 million to $1.2 million.

“We were a bit surprised that it sold. We weren’t quite sure if there would be a buyer,” Saad said.

“(The buyers) were an older couple who wanted to live closer to the city and they didn’t mind doing some work because the house obviously needed a lot of work, but it was something they were willing to do.”

Saad said the sellers had originally planned to demolish the property and build townhouses, but when that project fell through, they decided to sell.

He added that soaring construction costs had deterred owner-occupiers and developers from buying properties that needed renovation.

In Melbourne’s southeast, a couple seeking a local refuge while building their dream home have outbid two first-home buyers for a Heatherton home for $1,055,000.

Four-Bedroom House No. 41 Golf View Road The price guide was $880,000 to $950,000. The property opened at $850,000 and two first-home buyers outbid each other until $900,000, at which point one bidder dropped out, making room for the eventual buyer.

The price went up in increments of $20,000, $10,000 and $5,000 until the property sold for $115,000 above reserve.

Ray White Cheltenham auctioneer Angela Limanis said the buyer was a local who wanted to move into the property immediately and was currently demolishing and rebuilding his own house.

“They think it’s more economical to buy a house than to rent one,” Limanis said.

“Heatherton borders suburbs like Cheltenham and Moorabbin but the price point is slightly different and that really appeals to families who want to be close but get more for less.”

Meanwhile, a corner store-turned-home in Brunswick sold at auction to a local couple for $935,000.

There were two bids for the four-bedroom property 325 Albion Streetwhich has a price guide of $850,000 to $935,000.

The young couple from Brunswick opened the bidding at $850,000 before a second party, an investor with renovation plans, joined the bidding.

The two sides went back and forth until the final buyer made an offer of $885,000 and the property passed in.

The highest bidder planned to renovate the former corner store and paid an extra $50,000 to purchase the property in post-auction negotiations.

Nelson Alexander Brunswick auctioneer Peter Stephens said the property had been used as a residence for some time and had been rented out by the previous owner.
