A Surinam-Dutch national recently bought a new apartment in the Hague area, only to be surprised by the strict regulations.
When he asked an air conditioner installer to install the split air conditioner, he found out that it was not allowed to be installed without permission.
The installer advised him to check with the homeowners association (VvE) first.
A homeowners association is an organization responsible for managing and maintaining the common parts of a building, such as the roof and exterior walls.
“I sent them (VvE editors) an email and they told me that I cannot install air conditioners without permission because the roof is owned by VvE,” the thirty-something told GFC News Lifestyle.
He wants to install an outdoor air conditioner on the roof because he also lives on the top floor.
of Surenide The original plan was to install multiple air conditioners for cooling in summer and heating in winter.
He was told he could not submit his request until the next general meeting (AGM) in 2025.
Until then, he must avoid installing split air conditioners, even as heat waves become more common.
Furthermore, he is not allowed to drill holes in the facade of the building without the approval of the VvE.
As an alternative, the gentleman could install a mobile air conditioner and run the drain hose outside.
Research we compiled shows that some homeowners associations are stricter and more aggressive than others in enforcing their rules.
The restrictions do not apply to owners of single-family homes and townhouses, where homeowners associations are less active. That gives them more freedom to remodel their homes.
