As summer approaches, the desire for seaside homes grows, and some people look beyond borders for opportunities. Especially in Croatia, at least according to a joint study conducted by two Italian and Croatian portals, Immobiliare.it and Indomio.hr.

The study shows that Rovinj in particular seems to be the most popular and expensive area, but the prices of seaside houses are quite low compared to other Italian regions such as Forte dei Marmi, less than half. Located on the west coast of Istria, its sales prices have risen by 11.1% compared to last year, and today the average cost of a property reaches nearly 4,000 euros per square meter (but in Forte dei Marmi, the requirement is 9 thousand).

After Rovinj, Umag (Umag) and Palenzo (Porec) ranked second and third respectively among the most popular destinations for Italians. Umag, located in the north of the Istria Peninsula, has an average price of 3,785 euros per square meter, an annual increase of 7.4%. Poreč, about 30 kilometers from Rovinj, has an average cost of 3,488 euros per square meter, an increase of 4.4% over last year.

Novigrad and Pula round out the top five cities in terms of search volume. Novigrad is the second most expensive area with an average price of €3,833 per square meter, up 5.8% year-on-year. Pula, on the other hand, appears to be the most convenient of the five cities, with an average cost of €2,666 per square meter, despite a significant increase of 11% compared to 2023.

Comparison with Italy

Compared to the main Italian seaside resorts, Croatian cities are much more affordable. In Sorrento, for example, the average price of a house close to the beach is over €7,500 per square meter, while in Alassio it reaches almost €5,700 per square meter. Prices in places like Riccione (€4,100 per square meter), Jesolo (just under €4,000 per square meter) and Cervia (around €3,900 per square meter) are close to those in Croatian cities, but are still higher than in many of them.
