Surface parking lot in the shade lighthouse The complex could soon be home to another development, as officials have approved a new residential project near Jersey City’s geographic center.

At its June 11 meeting, the Jersey City Planning Commission approved an application to revitalize 147 College St. The property, located at the corner of College and Gray streets, encompasses approximately 5,100 square feet and is just one block from the Hudson County Clerk’s Office.

The company that wants to transform the land, Laxmi Ma Academy URE LLC, whose ownership entity is registered on Kennedy Avenue, worked with Lambertville-based Minno Wasko to develop a plan to build an eight-story multifamily building for the property with a distinctly modern look.

The approved project will include 69 residential units, which will be smaller in size. All but one of the units will be studios, and the development will include one three-bedroom unit.

The project does not include any affordable housing component, nor does it have any parking. Plans for the ground floor of the development include 35 bicycle parking spaces.

The ground floor of 147 Academy Street will feature a co-working “corner,” while the development’s rooftop will include indoor and outdoor public recreational spaces. A partial green roof is also planned.

The proposed exterior of 147 Academy is planned to feature masonry veneer and fiber cement board as primary components.

The Jersey City Planning Commission approved the project’s building height of 90.96 feet, with a maximum allowable height of 85 feet. The project also approved a deviation for the minimum ceiling height on the ground floor residential floors.

A groundbreaking date for the property has not yet been announced, and a number of previous proposals have emerged over the years. Back in 2016, the Planning Commission approved plans to convert the 147 Academy Street property into a multi-family development, but it never came to fruition.
