Efforts to revitalize long-vacant properties continue to spread outward from downtown, as a modernization project on Newark’s South Side recently received official approval.
The Central Planning Commission approved an application last month to revitalize two adjacent parcels at 142-144 Elizabeth Ave. The project is being brought to you by SAT Urban Renewal, which acquired the property from the City of Newark.
Located two blocks north of Schleifer Memorial Park and two blocks east of Shabazz Stadium, the 5,536-square-foot parcel of land has been vacant for years, but that is about to change with city approval.

Designed by Newark-based CREARC, the five-story development is planned to include 20 apartments and a large retail component fronting Elizabeth Ave. The building’s ground floor will have approximately 1,560 square feet of space that can be divided into up to four storefronts, adding retail space to that stretch of roadway.
In addition to the retail space, a 779-square-foot community room is planned for the first floor. During the approval process, the project received a total of seven permits that were relatively minor and very specific deviations from the current zoning.
They include discrepancies related to inadequate minimum side yard setbacks, excessive maximum lot coverage by buildings, excessive maximum lot impervious coverage, inadequate minimum building transparency at ground level and street-facing elevations, inadequate on-site tree supply, and inadequate shade tree supply.
SAT Urban Renewal, which is registered at an address on Elizabeth Avenue, has not yet announced when work will begin on the property.
